What this site gives you now

This guide is built to remove guesswork, so you can decide from a straight answer with no pressure.

  • A way to size up your attic
The Attic Heat Score shows how likely new insulation is to help. Then find the type of insulation, how deep it is and what needs fixing first.
  • Prices you can compare
Price ranges come from named national guides, each with its source. Ask any installer for the scope, the product and the price in writing. Nothing should start until you say yes.
  • The right product for your house
Blown-in when it is enough. Spray foam only when it fits your roof and your budget.
  • A photo habit
Take photos of the attic before and after any work, with a ruler for depth, so you can see the result.
  • The rebate rules
FPL pays a rebate only when your existing attic insulation is thin. The cost guide explains the rules, so you can see whether you may qualify.
  • What to ask for in writing
Ask any installer to put the workmanship term in your written scope: what it covers and how long it lasts. We will publish an installer's term on this site if one signs.

This site is free to read. It sells no work and takes no payment. If your attic does not need work, the guides and the score will say so. Any work is agreed in writing between you and the installer who does it.

How to size up your attic

  1. Take the Attic Heat Score. Answer a few questions about your home. You get a score and the reasons behind it. It is a starting point, and the Attic Heat Score page shows what it is based on.
  2. Know what a good check covers. A good attic check records the type of insulation, its depth in inches and photos of problem spots. Use that list when you talk to any installer.
  3. Ask for a written price. Ask for the scope, the product, the installed R-value and the price in writing. Nothing should start until you say yes.
  4. Compare and decide. Use the cost guide to compare quotes. If your attic already has enough insulation, you may not need work.
  5. See the finished job. Ask for photos and a depth reading after the work, so you can see the result.

Attic Heat Score

Answer a few quick questions. The score shows how likely your attic is to benefit from more insulation. It is a starting point; a measured depth confirms it.

Old buildings, few detached houses

The Census counts 223,826 housing units1 in Miami, and the median one was built in 19791. Of those units, 58.1 percent1 were built in 1989 or earlier, and 63.6 percent1 in 1999 or earlier.

Some Miami ZIP areas are older still. In ZIP area 33165, the median build year is 1965 2, 81.1 percent2 of units date to 1979 or earlier, and 74.9 percent2 are detached houses. In 33155 the median is 1959 3 and 66.4 percent3 are detached houses.

ZIP areas are Census approximations and can spill past city limits. Areas with more detached houses are more likely to have an attic that is yours alone to insulate.

The oldest Miami blocks

A pair of ZIP areas stand out in our data. ZIP area 33145 has a median build year of 19564, and 72.8 percent4 of its units date to 1979 or earlier. About half of them, 51.3 percent4, are detached houses.

ZIP area 33135 is older still on paper, with a median build year of 19605. Only 19.7 percent5 of its units are detached houses, so many roofs are shared.

Old age does not prove a thin attic. It tells you where a measured depth is most worth getting.

A long cooling season

Miami International Airport logs 4,656 cooling degree days in a normal year and only 103.6 heating degree days (NOAA normals for 1991 to 2020) 6.

Cooling is the whole story here. Attic insulation in Miami is about keeping heat out of the rooms you pay to cool.

Storm season and your roof

The Atlantic hurricane season runs from June 1 to November 30 7. Building America guidance says roof vents are one of the most common ways rain gets into an attic in a storm 8.

So ask any installer how the job will treat your vents. Do it before the season starts, not during it.

What to check in Miami

  • Who controls the roof. In a condo or townhouse, ask your association before you plan work.
  • Permit. Ask the City of Miami building department whether your job needs one. We found no city page that says yes or no.
  • Quotes to compare. Get the scope, the product, the installed R-value and the workmanship term in writing. Then compare the R-value with R-30, the new-home minimum 9.

Questions people ask

Can I add attic insulation to a Miami condo or townhouse?

Often the roof and attic are shared, so start with your association. Only 22.4 percent1 of Miami's units are single-family detached houses. If your unit has its own attic space, the same steps apply.

Does a Miami attic have to meet the new-home minimum?

R-30 is the ceiling minimum for new homes in Miami under the 2023 energy code 9. For existing homes the code has exceptions, so we use R-30 as a yardstick, not a legal demand 10. Ask the building department what applies to your job.
